Ins and Outs of Integrating from CINC to Sisu

This article shows how your actions in CINC affect transactions and Activities in Sisu. The CINC integration is a one-way, continuous update from CINC to Sisu. Any changes you make to a Sisu transaction won’t update an associated lead in CINC.

How do I make a new transaction appear in Sisu?

Short Answer: In CINC, you have to apply a pipeline label to a lead. However, the exact labels that trigger a new transaction will differ from team to team. A specific configuration setting allows admins to choose which labels will trigger new transactions in Sisu.

Long Answer: To understand exactly when a transaction will be created in Sisu, it's important to understand 2 things:

  1. During integration setup, a Broker (admin) created 1 or more of the following Sisu pipeline labels in CINC:

    • Buyer Pipeline

    • Buyer Apt Set

    • Buyer Apt Met

    • Buyer Client Signed

    • Buyer Showing

    • Buyer Offer Made

    • Buyer Pending (or Buyer Under Contract)

    • Buyer Closed

    • Seller Pipeline

    • Seller Apt Set

    • Seller Apt Met

    • Seller Client Signed

    • Seller Live Listing

    • Seller Showing

    • Seller Offer Made

    • Seller Pending (or Seller Under Contract)

    • Seller Closed

      These labels correspond to specific statuses in Sisu as well as different parts of the transaction pipeline. As you apply these labels to a lead, you'll be able to advance Sisu transactions through your pipeline.

  2. There's a setting called Start creating transactions from pipeline that allows Sisu admins to decide which CINC labels trigger a transaction to be created in Sisu. Make sure you know which labels your team is using to trigger new transactions.

    Example: If "Sisu Apt Met" is selected for the setting, that means that any buyer or seller label from "Apt Met" to "Closed" will trigger a new transaction.

Once you know which pipeline labels in CINC trigger new transactions in Sisu, all you have to do is apply that label to a lead and then a corresponding transaction will appear in Sisu.

When I add a new lead in CINC, where will the lead information appear in Sisu?

In the left column of the table below, you can see all the fields from CINC's Add New Lead Form that integrate over to Sisu. The column on the right shows the corresponding form fields in Sisu where you can find that lead information.

Example: The "Type" information from the Add New Lead Form can be found in the "Transaction Type" field in Sisu.

How does this integration handle CINC leads who are buyers and sellers?

When an agent applies a pipeline label to a lead who is a buyer and a seller, 2 transactions are created in Sisu. Let's break down this scenario a bit to better understand all that integrates from CINC to Sisu.

--Part 1: Agent Creates a Buyer/Seller Lead--

First, an agent creates a lead who is marked as a buyer and a seller.

In the Add New Lead Form, both the "Agent" and "Listing Agent" fields are filled out. The agent creates the lead when finished entering information into the form.

--Part 2: Agent Applies a Buyer Pipeline Label--

After the new lead is created, let's say that an agent applies a buyer pipeline label (Buyer Apt Met) that triggers a new transaction in Sisu. The following will occur:

  • A buyer transaction is created in Sisu

    • the agent that was selected in the "Agent" field (see screenshot above) is the agent

    • the status is Appt Met

    • the date the agent applied the label in CINC appears in the "1st Time Appt Met" field in Sisu

  • A seller transaction is also created in Sisu

    • the agent selected in the "Listing Agent" field (see screenshot above) is the agent

    • the status is Pipeline

Does the integration take into account users who are ISAs?

Yes! If a CINC user has a role of "ISA" in Sisu and they apply an "Apt Set" label, the transaction in Sisu will show the ISA's name in the "Appt Set By (ISA)" field.

Understanding How Pipeline Labels Affect Sisu Transactions

This integration is label driven. After adding a new lead, you can apply the label that fits the current status to change the transaction’s status in Sisu.

How do I use pipeline labels to advance a transaction through my pipeline?

As the lead progresses through your pipeline, you apply additional labels to update the transaction in Sisu. Don't remove pipeline labels once you've added them. They tell you what the lead has accomplished.

Example: Let's say you have a buyer that you've set an appointment with. You've already applied the "Buyer Apt Set" label, and a new transaction was created in Sisu with a status of "Appt Set." Once you meet with the lead, you would apply an additional label to the lead in CINC: "Buyer Apt Met." This updates the status of the transaction in Sisu to "Appt Met."

How will each pipeline label affect a Sisu transaction?

⚠️ *IMPORTANT*: This table assumes that the configuration setting "Start creating transactions from pipeline" is set to "Sisu Apt Set."

How do I apply a label in CINC?

There are 2 ways to apply a label in CINC:

  • Applying a label while filling out the Add New Lead form

  • Applying a label to an existing lead

--Applying a Label While Filling Out the Add New Lead Form--

  1. In CINC, go to the Leads Dashboard.

  2. In the top-right corner, click Add New Lead.

  3. In the Lead Consent Confirmation pop-up, click Yes.

  4. When the form appears, scroll down and click the Label field. Select a label from the drop-down menu.

  5. When you save the new lead, the label will automatically be applied.

--Applying a Label to an Existing Lead--

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the area under the status drop-down.

  4. In the Apply Labels window, click the label you want to apply and then click the Apply button.

What happens if I remove pipeline labels and reapply them?

Removing pipeline labels won't have any impact on the transaction in Sisu. Reapplying a label that you've already applied also won't have any effect. However, once you apply the Closed label and the Sisu transaction is closed, removing and applying pipeline labels can trigger a duplicate transaction to appear in Sisu.

Understanding the CINC Processes That Trigger Sisu Activities

For this integration, we update Activities and Activity counts in Sisu every day at 6 a.m. CST. We make these updates based on actions completed in CINC the day before.

There are 5 different CINC Activities (Dialer-specific Activities aren't included here):

  • CINC Note

  • CINC Call

  • CINC Text

  • CINC Email

  • CINC New Leads

Any user who completes any of the following CINC processes will trigger 1 of these Activities in Sisu.

CINC Processes That Trigger Sisu Activities:

Adding a General Note

The user that completes this process gets the Activity count.

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the Add a note field.

  4. Click General.

  5. Enter a note and click Save.

--Results in Sisu--

  • +1 to the CINC Note Activity

Adding a Note While Filling Out the Add Lead Form

The user that completes this process gets the Activity count.

--Action in CINC--

  1. In CINC, go to the Leads Dashboard.

  2. In the top-right corner, click Add New Lead.

  3. In the Lead Consent Confirmation pop-up, click Yes.

  4. When the form appears, scroll down and enter a note.

--Results in Sisu--

  • +1 to the CINC Note Activity

Adding a Call Note

The user that completes this process gets the Activity count.

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the Add a note field.

  4. Enter a note and click Save.

  • +1 to the CINC Call Activity

Making a Call

The user that completes this process gets the Activity count.

--Action in CINC--

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the Call button.

  4. Use your computer to make a call to the lead.

--Results in Sisu--

  • +1 to the CINC Call Activity

*IMPORTANT*: When you make a call from CINC, a call note is created automatically, which appears in Sisu as a CINC Call Activity. If you create a call note for the call, this will cause duplicate Activities to appear in Sisu.

Sending a Text

The user that completes this process gets the Activity count.

--Action in CINC--

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the Text button.

  4. In the Compose Message window, enter a message and click Send.

    Note: Responses don't count toward Sisu Activities.

  • +1 to the CINC Text Activity

Sending an Email

The user that completes this process gets the Activity count.

--Action in CINC--

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the Email button.

  4. In the Mail Message window, enter a subject and a message. Then click Send.

    Note: Responses don't count toward Sisu Activities.

  • +1 to the CINC Email Activity

The user that completes this process gets the Activity count.

Applying the "Sisu New" Label

  1. In CINC, go to the Leads Dashboard.

  2. Click the name of a lead to pull up lead information.

  3. Click the area under the status drop-down.

  4. In the Apply Labels window, click the Sisu New label and then click the Apply button.

  • +1 to the CINC New Leads Activity

Understanding How the CINC Dialer Affects Sisu Activities

There are 6 different CINC Dialer Activities triggered by CINC Dialer campaigns:

  • CINC Dialer Conversations: any call that was answered during a Dialer campaign

  • CINC Dialer Conversations over 30 Seconds: answered Dialer calls that lasted for longer than 30 seconds

  • CINC Dialer Cancelled: leads that were on your campaign list that you did not attempt to call

  • CINC Dialer No Answer: leads that did not pick up or have a voicemail during a Dialer campaign

  • CINC Dialer Unworked: leads left overnight in a paused Dialer campaign

  • CINC Dialer Left VM: leads you left a voicemail for during a Dialer campaign

What are the configuration settings for the CINC Dialer?

If these configuration settings aren't enabled, CINC Dialer Activities won't appear or be counted Sisu:

  • Use Dialer

  • Auto-Increment Standard Sisu Activities from Dialer

How are CINC Dialer Activities in Sisu triggered?

Sisu looks at each CINC Dialer campaign history every day at 6 a.m. CST and applies Activity information accordingly.

Example Scenario: Let's say an agent starts a campaign and it results in the following:

  • 13 leads out of 13 were called

  • 10 leads answered (2 of those calls were 30+ seconds)

  • 3 didn't pick up

Activities in Sisu would be updated the next day as follows:

  • CINC Dialer Conversations: +10

  • CINC Dialer Conversations over 30 Seconds: +2

  • CINC Dialer No Answer: +3

  • CINC Call: +13

If the configuration setting "Auto-Increment Standard Sisu Activities from Dialer" is enabled, the following non-CINC Activities will also be tracked in Sisu:

  • Sisu Conversations: +2

  • Number of Dials: +13

What's the CINC Dialer?

The CINC Dialer allows you to use VOIP calling to quickly call through a list of leads from your computer; this is called a campaign. While a call campaign is active, the Dialer will record the results of each call and it will email you a summary of these results once the campaign is over.
